The Desperado community will feature 2 surf lagoons, a 25-acre lake, and for-sale homes across its 450 acres – plus a broad range of amenities for all levels of activity and rejuvenation.

Building upon the status of Waco Surf as a leader in high-performance surf events and activities, The Desperado will be rooted in real Texas land, featuring real surf access, with real returns for early investors.

Our First Riders are the first ones to sign up and submit their deposit to secure their lot. These will be the pioneers of The Desperado community – establishing its ethos, vibe, and culture.

The First Riders are the first ones in, and these folks will get once-in-a-lifetime deals including:

Priority lot selection (and ability to trade or upgrade lot selection)
Immediate surf privileges, including access to the current surf lagoon and deep water standing wave (available early 2026)
More surf sessions than any other tier
Locked in annual fees for 5 years
